1) Curb Appeal

Mow the lawn, edge around the sidewalk, pull weeds, rake leaves and trim overgrown shrubs. Make sure all windows, doors and pathways are clear. Consider a little paint if needed.

2) Paint

It’s important to make your house neutral colors. A fresh coat of paint will make your home appear larger, brighter and more appealing to your potential buyers. Make sure to take down any wall decals in kids rooms etc too.

3) Do Repairs, Even Simple Ones

Re-caulk around tubs, sinks and windows. Fix things like leaky faucets, tighten kitchen cabinets, and replace old screens. All these are cheap and easy to do. They may seem trivial, but minor repairs add up in the mind of a potential buyer and help make a good first impression. Buyers tend to overestimate how much repairs cost. You don’t want to give them any reason not to put in an offer.

4) Rearrange

Lighten up your home with natural tones and a neutral dose of style.

Make sure your furniture placement allows for easy traffic flow and shows the purpose of each room. If you have too much furniture, rent a storage unit or maybe a POD to hold stuff until you are ready to move into your new place. If you don’t have enough furniture, borrow or rent. Consider hiring a home staging business or designer. It will pay for itself trust us.

5) De Clutter

This especially includes personal photos and portraits. Less is always more. The less clutter, toys and stuff you have lying around, the more potential buyers will be able to see your home and what it offers. Remember, you are selling your house, not your things. Plus, getting a head start on packing will help get you started.

6) Clean

Clean every inch of your house, and don’t forget to make your windows and floors sparkle. If your carpet appears old and stained, think about replacing it or have a quality carpet cleaning company come in. Also, make sure there are no offensive odors. Purchase an air-neutralizing spray that will help remove odors without creating an overwhelming masking odor. We use a squirt bottle of Oder Ban and spray religiously. Clean homes sell!

7) Organize

When your house is meticulously organized, buyers can see themselves living a stress-free life in your home. You don’t want them walking through your house and focusing on your mess or lack of organization.

8) Let Light In

Let the sun shine in, and turn on the lights (make sure all bulbs are working). Open all blinds or curtains, and make sure the house is well lit.

9) Comfortable Temperature

Be sure potential buyers are comfortable when walking through your home. If it’s freezing outside, leave the heat on, and if it’s summer, turn on the air conditioner. Especially here in South Texas!

10) Keep It Show Ready

It may be a little inconvenient, but until you accept an offer, keep your home clean and picked up. What this means is that each room should have a clear purpose, nice flow and be clean and clutter-free. Buyers need to be able to see themselves, their families and their things in a room.
