Home Selling Tips to Maximize Your Profits

Home Selling Tips ~ Frugal Ways to Maximize Profits

Selling your home soon? We have some great frugal tips to not only help you sell your home fast, but to also maximize your profits! Some of these may seem simple, other may seem silly, but rest assured they are proven to help.

1) Curb Appeal

Mow the lawn, edge around the sidewalk, pull weeds, rake leaves and trim overgrown shrubs. Make sure all windows, doors and pathways are clear. Consider a little paint if needed.

2) Paint

It’s important to make your house neutral colors. A fresh coat of paint will make your home appear larger, brighter and more appealing to your potential buyers. Make sure to take down any wall decals in kids rooms etc too.

3) Do Repairs, Even Simple Ones

Re-caulk around tubs, sinks and windows. Fix things like leaky faucets, tighten kitchen cabinets, and replace old screens. All these are cheap and easy to do. They may seem trivial, but minor repairs add up in the mind of a potential buyer and help make a good first impression. Buyers tend to overestimate how much repairs cost. You don’t want to give them any reason not to put in an offer.

4) Rearrange

Lighten up your home with natural tones and a neutral dose of style.

Make sure your furniture placement allows for easy traffic flow and shows the purpose of each room. If you have too much furniture, rent a storage unit or maybe a POD to hold stuff until you are ready to move into your new place. If you don’t have enough furniture, borrow or rent. Consider hiring a home staging business or designer. It will pay for itself trust us.

5) De Clutter

This especially includes personal photos and portraits. Less is always more. The less clutter, toys and stuff you have lying around, the more potential buyers will be able to see your home and what it offers. Remember, you are selling your house, not your things. Plus, getting a head start on packing will help get you started.

6) Clean

Clean every inch of your house, and don’t forget to make your windows and floors sparkle. If your carpet appears old and stained, think about replacing it or have a quality carpet cleaning company come in. Also, make sure there are no offensive odors. Purchase an air-neutralizing spray that will help remove odors without creating an overwhelming masking odor. We use a squirt bottle of Oder Ban and spray religiously. Clean homes sell!

7) Organize

When your house is meticulously organized, buyers can see themselves living a stress-free life in your home. You don’t want them walking through your house and focusing on your mess or lack of organization.

8) Let Light In

Let the sun shine in, and turn on the lights (make sure all bulbs are working). Open all blinds or curtains, and make sure the house is well lit.

9) Comfortable Temperature

Be sure potential buyers are comfortable when walking through your home. If it’s freezing outside, leave the heat on, and if it’s summer, turn on the air conditioner. Especially here in South Texas!

10) Keep It Show Ready

It may be a little inconvenient, but until you accept an offer, keep your home clean and picked up. What this means is that each room should have a clear purpose, nice flow and be clean and clutter-free. Buyers need to be able to see themselves, their families and their things in a room.

Beauty Tip: Coconut Oil – Hair and Skin Care

Beauty Tip: Coconut Oil – Hair and Skin Care

Face creams, moisturizers, conditioners all can be very expensive. A beauty routine does not have to cost a fortune. People who live frugally can still have beautiful skin and hair with out paying tons of money on expensive products.

I learned this beauty tip last year when my husband and I spent our 10th anniversary in St. Lucia.  All the woman had flawless skin. I started asking women what they use and most of them said coconut oil!

That’s right, coconut oil has so many beauty uses.  Coconut oil can be in a solid form or in liquid form. If your coconut oil comes soid just get a tsp. or 2 (depending on how long your hair is) and melt it in the microwave. After you have washed your hair, just apply a small amount to your scalp and massage in working your way down your hair. I put it on when my hair is wet and drying and styling makes your hair shiny and healthy.  If dandruff is a problem, It won’t be any longer.

I would suggest doing this on a non-work day so you can get accustom to the appropriate amount.

Do the same with your skin. After a bath or shower rub all over your body. It is great for dry feet. Coconut oil also helps in treating various skin problems including psoriasis, dermatitis, eczema and other skin infections. If you look at the ingredients of your soaps and lotions, coconut oil is almost always an ingredient.

The best part, coconut oil is good for ALL skin types. There are no adverse side affects.

Lastly, coconut oil is AMAZING to cook with.  The health benefits of cooking with coconut oil vs. any other oil is truly remarkable.  You will be delighted to know that coconut oil has some saturated fatty acids that raise the levels good cholesterol, lowers bad cholesterol, boost immunity and fights ageing.

You can get Nature’s Way Organic Extra Virgin Coconut Oil, 16 Ounce for only $8.49 on Amazon. It is normally $14.99. Buy (3) and you will get FREE shipping because it qualifies for FREE Super Saver Shipping!.

So there you have it. One product, many uses!  IMO coconut oil = frugal beauty!

DYI – Frugal Facials

DYI – Frugal Facial

We all want to keep our skin looking young and fresh however, spa treatments and professional treatments can be astronomical in price… definitely not a priority for us who live frugally. Well, I have a solution. You can make great facial masks with things that are already in your pantry. These are my own personal recipes that I have or my daughters have used and they really work.

Do you or one of your teens have to deal with acne? My oldest daughter suffers from it. We spent hundreds of dollars at the dermatologist with no change in her skin. Not to mention the medications they prescribed burned her skin. She and I did some homework and this is our solution for acne.

Acne Mask:

5 aspirin -I buy the uncoated generic type at  CVS. They have a bottle that has 1000 tablets for $10

2-3 Tbsp. Greek yogurt

1 Tbsp raw honey –

I use my Mortar & Pestle to ground the asprins. Mix yogurt and honey. Add ground aspirin. Fold until aspirins are disolved. You will have a paste. Coat face, leave for 10 to 20 minutes. Wash off with warm water.

We do this mask twice per week until breakout is gone.  My 13 year old has just started this mask. Hence the 1000 count bottle of aspirin….LOL. This mask is really inexpensive and it really works.

Next, I will share our Moisturizing Mask.  Making oatmeal for breakfast? Save a  couple of teaspoons for your mask. Here’s what you do…

2 Tbsp. Greek yogurt

1 Tbsp. raw honey

1-2 Tbsp. cooked oatmeal

Mix everything into a paste. Smooth over face in circular motions. Leave on for 10-15 minutes. Wash off with warm water.

Finally, the our Exfoliating Mask for irritated skin.  This is probably the most expensive of the mask because of the price of the nuts. I’m working on a substitue and when I find one as effective, I’ll let you know.

1 Tbsp honey

1 plain Greek yogurt

1/2 tsp. lemon juice

2 Tbsp. finely round almonds (again, I use the mortar & pestle)

Mix all ingredients. Rub in circular motion. Leave on face 10-15 minutes. Wash with warm water.

Well, that it. I hope you enjoy your frugal facials.
